From a Real Estate Agent's perspective, we have seen a tremendous peak in sales after June 2020. The market continued to pick up quite quickly after the lockdown period and we had one of the busiest Feb/Mach 2021 periods we have seen in years.

Although we still have plenty of buyers and normally enough stock, I noticed that there has been a change in buyers' behaviour. Today's buyers are very well informed about the current market values and will not overspend on their purchases. They are looking for a reasonable priced property and are prepared to move fast in putting pen to paper.

Sonstraal Heights

Sonstraal Heights remains one of the most popular areas for investors. The following are guidelines only, please feel free to contact me for a free valuation should you require a more exact value on your property. In Belami Ridge and Park View Heights, apartments without a garage are currently selling for between R1050 000 -R1 100 000, while those with a garage between R1 100 000 - R1 180 000. The other 65m² apartments in the area are currently selling for between R1 100 000 - R1 250 000 (depending on condition, location and complex, and garage or no garage).

Townhouses are also in demand and currently selling for between R1 600 000 - R2 400 000.

Free standing houses are also in demand and currently selling for between R2 300 000 - R3 200 000. ( average 3 bedroom, 2 bathroom,  double garage - depending on location and condition)

2020 - Full Title sales in units = 124 units sold - Average selling price R2 241 145.00

Sectional Title in units = 69 units -  Average selling price R1 161 989

Last 6 months- Full title sales in units = 42 units sold-  Average selling price R2 287 190

Sectional Title in units = 22 units sold -  Average selling price R1 253 182

We currently have a number of qualified buyers for Townhouses in Sonstraal Heights in the R1 800 000 - R2 400 000 price bracket.
